Viables Business Park – Prime Council-owned development opportunity 

Basingstoke and Deane Borough Council, freehold owner of the 90-acre Viables Business Park, is shaping a key commercial destination. Sony is moving into a new building alongside Hawkeye and VAR.  

The council is inviting developers to partner with it, as freeholder and long-term leaseholder, to bring forward the redevelopment of sites ranging from 6 to 10 acres. This follows a successful model that has already delivered over 1 million sq ft of modern industrial space through innovative approaches, including lease restructuring and bespoke legal frameworks—unlocking the potential of underused sites while aligning with stakeholder priorities.
